What a Bengaluru house costs by size (standard finish)

Multiplying the standard band by built-up area gives a first budget. Built-up area is the total of all floors, including walls and balconies.

Built-up areaRangeAt the midpoint
1000 sq ft₹21 – 27 lakh₹24 lakh
1200 sq ft₹25.2 – 32.4 lakh₹28.8 lakh
1500 sq ft₹31.5 – 40.5 lakh₹36 lakh
2000 sq ft₹42 – 54 lakh₹48 lakh

Worked example: a 1,500 sq ft standard-finish house in Bengaluru at the midpoint of ₹2,400 per sq ft comes to 1,500 × 2,400 = ₹36 lakh. Adding a 5% contingency gives about ₹37.8 lakh. The full range for the same house is ₹31.5 to 40.5 lakh before contingency, GST or professional fees.

Our calculator also scales default material rates for cement, sand, steel and bricks with a city multiplier. For Bengaluru that multiplier is 1.08, against 1.00 for the national baseline. You can override any rate in the calculator.

What the rate includes and excludes

Included: foundation, RCC structure, masonry, plaster, basic flooring, paint, doors and windows, and basic electrical and plumbing rough-in.

Not included: land, statutory approvals and fees, lifts, premium imported fittings, compound wall, interior furniture, and landscaping unless you add them in the calculator.

What changes the final cost

  • Design complexity: an irregular plan, large cantilevers or double-height spaces cost more than a simple rectangular plan.
  • Soil and foundation: poor soil can push you from isolated footings to a raft or piles.
  • Specification: the move from standard to premium finishes changes the rate more than anything else.
  • Number of floors: the cost per sq ft usually shifts as a house goes from ground floor to G+2 and beyond.
  • Contractor model: labour-only, material-and-labour (turnkey) and owner-supplied material give different totals, so compare like with like.
  • Material price movement: cement and steel prices change through the year.

Use the construction cost calculator to put in your area, city, finish level and add-ons. For quantities, see cement, sand and steel for a 1000 sq ft house.
