This reference study documents the city-wise ₹/sq ft construction cost bands used in the Speak Arch Construction Cost Calculator (version Jun 2026). Rates are indicative planning ranges for turnkey RCC residential work in India — not contractor quotes.

What these rates include
Unless noted otherwise, bands model turnkey RCC owner-occupied scope: foundation, structure, masonry, plaster, basic flooring, paint, doors/windows, and basic electrical/plumbing rough-in. Land, statutory approvals, lifts, premium imports, and compound wall are excluded unless added in the calculator. See Sources & Methodology for thumb rules and scope notes.
Finish levels explained
- Basic — economy materials, rental-grade finishes
- Standard — mid-range brands; typical owner-occupied homes
- Premium — large-format tiles/marble, premium sanitary, false ceilings, high-end electrical

Material rate city multipliers
When you select a city in the calculator, default unit rates for cement, sand, steel, and bricks are scaled by these multipliers (national baseline = 1.00). You can override any rate manually.

How we maintain these bands
- Contractor quote sampling — periodic review of published ₹/sq ft ranges from Indian metros and tier-2 cities.
- Material index movement — cement, steel, and labour cost shifts applied via city multipliers and band width.
- Scope consistency — all cities use the same turnkey RCC definition so cross-city comparison is meaningful.
- Calculator sync — this table matches

Example: 1,500 sq ft standard home in Bengaluru
Midpoint standard rate 2,400 ₹/sq ft × 1,500 sq ft = ₹36 lakh base (before contingency, GST, or professional fees). Add 5% contingency → ₹37.8 lakh. Verify with the calculator.
