Pune construction cost per sq ft by finish level
| Finish level | ₹ per sq ft (range) | Midpoint | What it means |
|---|---|---|---|
| Basic | 1,400 – 1,800 | 1,600 | Economy materials, rental-grade finishes |
| Standard | 1,800 – 2,300 | 2,050 | Mid-range brands; typical owner-occupied home |

What a Pune house costs by size (standard finish)
Multiplying the standard band by built-up area gives a first budget. Built-up area is the total of all floors, including walls and balconies.
| Built-up area | Range | At the midpoint |
|---|---|---|
| 1000 sq ft | ₹18 – 23 lakh | ₹20.5 lakh |
| 1200 sq ft | ₹21.6 – 27.6 lakh | ₹24.6 lakh |
| 1500 sq ft | ₹27 – 34.5 lakh | ₹30.75 lakh |
| 2000 sq ft | ₹36 – 46 lakh | ₹41 lakh |
Worked example: a 1,500 sq ft standard-finish house in Pune at the midpoint of ₹2,050 per sq ft comes to 1,500 × 2,050 = ₹30.75 lakh. Adding a 5% contingency gives about ₹32.29 lakh. The full range for the same house is ₹27 to 34.5 lakh before contingency, GST or professional fees.
How Pune compares with other cities
- Pune vs Bengaluru: Pune standard midpoint (₹2,050) is ₹350 per sq ft, about 15%, lower than Bengaluru (₹2,400).
- Pune vs Hyderabad: Pune standard midpoint (₹2,050) is ₹100 per sq ft, about 5%, lower than Hyderabad (₹2,150).
- Pune vs a Tier-3 town: the standard midpoint is about 37% higher than the ₹1,500 default for an “other / Tier 3 town”.
Our calculator also scales default material rates for cement, sand, steel and bricks with a city multiplier. For Pune that multiplier is 1.06, against 1.00 for the national baseline. You can override any rate in the calculator.
What the rate includes and excludes
Included: foundation, RCC structure, masonry, plaster, basic flooring, paint, doors and windows, and basic electrical and plumbing rough-in.
Not included: land, statutory approvals and fees, lifts, premium imported fittings, compound wall, interior furniture, and landscaping unless you add them in the calculator.
What changes the final cost
- Design complexity: an irregular plan, large cantilevers or double-height spaces cost more than a simple rectangular plan.
- Soil and foundation: poor soil can push you from isolated footings to a raft or piles.
- Specification: the move from standard to premium finishes changes the rate more than anything else.
- Number of floors: the cost per sq ft usually shifts as a house goes from ground floor to G+2 and beyond.
- Contractor model: labour-only, material-and-labour (turnkey) and owner-supplied material give different totals, so compare like with like.
- Material price movement: cement and steel prices change through the year.
